The first half of 2021 began on a positive note for office properties in Italy, with a general increase in rents for urban agglomerations both in the city center and in the peripheral areas.
The first Italian rent is registered in the city of Milano, precisely in the center with €595/m2/year, followed by Porta Garibaldi with €560/m2/year. The center of Rome also confirms itself as an appealing location with a rent Maximum of €470/m2/year. Lower prices for the suburbs, ranging from a minimum of €100/m2/year to a maximum of €270/m2/year for Milan and a range from €80/m2/year to €240/m2/year for the Eternal City.
In the first six months, the office real estate sector has therefore remained in good health, generating a climate of greater confidence than last year, with a consequent reduction in yields.
As regards the vacancy time, the trend is decreasing at Milano and Rome with an average of 6 months in the central areas, while in other Italian cities it is slightly increasing with the highest peak of 18 months of vacancy recorded in the suburbs of Padua.
This is the scenario that emerged from the new 2021 H1 Office Report by World Capital, which provides an overview of the office real estate market in Italy, with a focus on the city of Milano and its neighborhoods.
