Rent bonus 2020: what is it and who can apply?

A few days ago, instructions for requesting the rent bonus for the months of March, April, and May 2020 were released, aimed at helping businesses impacted by the effects of the Covid-19 pandemic.

The instructions were provided by the Revenue Agency in circular no. 14/E of June 6, 2020 , containing all the clarifications on the tax credit introduced by the Relaunch Decree.

The use of the tax credit is subject to the actual payment of the rent.
The bonus can already be used in F24 and in the payment form it will be necessary to indicate the tax code 6920.

What is the 2020 Rent Bonus?

The 2020 rent bonus is a tax credit of 60% of the monthly rent for the rental , leasing , or concession of non-residential properties intended for industrial, commercial, artisanal, or agricultural activities.

Therefore, all tenants of properties used for their business will be able to benefit from the bonus , not just those holding C\1 property leases.

The amount to be taken as a reference is the amount paid in the 2020 tax period for each of the months of March, April, and May.

Chi può richiedere il bonus?

The 2020 rent bonus is available to:

  • Individual entrepreneurs, general partnerships, limited partnerships;
  • iRES subjects;
  • Non-profit entities;
  • Professionals;
  • Associated studies.

Hotel and agritourism facilities , as well as agricultural businesses , can also apply for the tax credit.

The same applies to flat-rate taxpayers and non-profit organizations, including those in the third sector, with regard to the rental fee for non-residential properties used for institutional purposes.

What are the conditions for claiming the bonus?

To access the 2020 rent bonus, the business's revenues or fees for 2019 must not exceed 5 million euros , and the business must have recorded a decrease in turnover or fees of at least 50% in the reference month , compared to the same period of the previous year.

The requirement regarding a drop in turnover applies exclusively to tenants carrying out economic activities. For non-commercial entities, however, this requirement does not apply to institutional activities.

Hotel and agritourism businesses can benefit from the tax credit regardless of revenue or earnings recorded in the previous tax year.

For complex service contracts or business rental contracts, the bonus is 30%.
