Logistics Real Estate Report 2021-2, The logistics real estate sector confirms its resilience and
dynamic for transactions and investments, with a constantly growing demand in all
the prime locations as Milano, Bologna and Rome.
The first months of 2022 were characterized by stable demand and investments,
trends that are expected to continue for the rest of the year.
In addition to logistics assets, investors today are placing particular attention on Data
centers and Dark Stores (properties that perform the function of warehouses, but organized
as a shop), a trend attributable to the development of e-commerce.
In fact, to cope with the constant growth of online orders, many stores are
reorganizing their logistics chain by introducing different solutions to be able to
manage orders and their distribution, especially in cities.
Moving on to the real estate values recorded in the logistics market in general, the
demand is mainly oriented towards sizes between 5.000 m2 and 15.000 m2,
recording an 11% increase compared to the previous semester.

the report on the logistics market drawn up by the Research Department of World Capital, in
collaboration with Nomisma.
Another important indicator of market sentiment, as can be seen from the Stock Exchange,
they are the canons of lease, both for new and used.
Throughout Italy, of the 24 locations (prime and secondary) analysed in the study,
a general increase in rental values is confirmed.
